Tips to consider when purchasing a building or church building of your own:

When purchasing a building be sure of the following:  

What are the plans for redevelopment?  You may own it for one year and then you might be in the way of the freeway.

What is the zoning?  Be sure it is zoned to be used for church purposes.

Is there room for growth?

Is there going to be a traffic problem if you grow?

Is the facilities sufficient or will major remodeling have to be done in order to get a conditional use permit? (Usually a church building has a conditional use permit, but a commercial building doesn't.  So that is another expense, and getting that permit should be a part of any contract that you sign.)

These are the things we wished we knew when we purchased our first church building:

1.  Realtors may be willing to donate a portion of their commission towards the down payment or closing costs of the new church.

2.  Ask and ye shall receive.  Ask for everything and anything you want including furnishings for the nursery, kitchen supplies etc.  Many times the church that is selling may be willing to leave most of their furnishings behind.

3.  Ask for the selling church to assist in the financing of your new church by carrying a 2nd Trust Deed if you think that would be in the best interest of your congregation.  

4.  Be sure that everything works, plumbing, sewer, water, electricity etc. just like you are buying a house.

5.  Be sure you are not overpaying for the church.  Ask to see comparables in the city or nearby cities.

6.  Don't run ahead of God.  Let God open the door...  Be patient.  If it is God's will, He will do it!

7.  Be sure that you can afford all the expenses.  Yes, we go by faith...but use wisdom too and don't get in over your head!  

8.  When you sign the dotted line on the new deed, if you are the founder and President, don't be afraid to sign it yourself!
